Sliding door installation

Home / Services / Sliding doors

Sliding door installation is for patio and balcony doors on a track, and for internal top-hung doors where a swing would hit a bed or a vanity. Book it when the door grinds, jumps the track, or a new opening has no room for a hinged leaf.

Sand is the UAE failure. Villa communities and desert plots fill bottom tracks. Rollers flatten, and people then force the door until the lock no longer meets. Cleaning a track is not always the whole repair. This page is the door and the track, not a hinged aluminium entrance.

Bottom track, top hung, and pocket doors

Bottom-track patio doors need a track that is straight, draining, and level with the finished floor. Top-hung internal doors put the weight in the pelmet, so the head fixing has to reach structure, not only a plasterboard nib. Pocket doors need an empty wall. Most apartment blockwork has no pocket, so a face-fixed top track is the honest option.

A sliding fire door exists only as a tested sliding set. An ordinary patio slider is not made into a fire door by adding a closer.

Rollers and track

If the rollers are flat or the track is bent, a new lock will not make the door run. The running gear is the job.

Where the door parks

A sliding leaf needs a clear parking length. Furniture and a curtain box are checked before the track is fixed.

Included, and the wrong openings

Included is the sliding door, track, rollers or hangers, and the lock or catch agreed in the scope, plus a run test along the whole track. Not included is building a new cavity for a pocket door in structural block, a sectional garage door, or a fire rating that the product does not have. Hinged aluminium doors that do not slide are on the aluminium page.

Questions about this door

Grit in the bottom track, flat rollers, or a head that has dropped so the door is no longer hanging square. In Arabian Ranches, Dubai Hills, Al Ain and similar villa areas the track refills with sand. A one-time clean without new rollers often fails again within the season.

Only if the opening, the head structure and the floor can take the track, and the leaf will park somewhere. Many bedroom openings are too narrow once the parked leaf is allowed for. The survey says yes or no before any frame is removed.

Width, one panel or several, top-hung or bottom track, new rollers only versus a full frame, glass specification, and making good the floor where the old track came out. A roller swap on a straight track is a smaller visit than a new patio frame.

The sash has dropped. The rollers or the hinges of a slide-and-fold panel are no longer holding the lock in line with the keep. Adjusting the keep alone hides the drop for a short time. The running gear is reset or replaced.

Folding and multi-panel stacking doors use a track as well, but the hinges between panels and the parking stack are extra. Say if the door folds, rather than a single panel sliding, so the scope counts the panels.

Only when the whole sliding assembly is a tested fire door with the hardware it was tested with. A villa patio slider is not that product. Stair and corridor exits stay on the fire door page.

Say what the door does when you move it

Grinds, jumps, or will not lock unless lifted. A photo of the track is the useful one.
