UPVC door installation is for balcony, patio and some villa entrance doors in welded plastic frames with a steel reinforcement inside the profile. Book it when a balcony door leaks at the threshold, the lock no longer throws, or a new external opening needs a low-maintenance door rather than timber.
UPVC is not a fire door and it is not an internal bedroom door. It is an external door. The frame has drainage slots that must stay open. Buried drainage is a common reason a “new” UPVC door still holds water.
Frame, reinforcement and drainage
The outer frame is fixed square, packed, and sealed to the opening. The steel inside the UPVC is what the hinges and the lock keep actually screw into. A frame without that reinforcement flexes, and the door drops. Hinges and keeps are adjusted after the frame is fixed, not before.
Colour and heat matter. Dark profiles in full UAE sun move more than white. A large villa patio pair needs a specification that can take that, not a small apartment balcony profile stretched wider than it was made for.

Slots in the threshold and frame let water out. Sealant and tile adhesive should not close them.
Lock and hinges after the frame is square
A multipoint lock on a twisted UPVC frame will throw on one side only. The frame is corrected first.
Included, and where UPVC is the wrong door
Included is the UPVC door and frame agreed in the scope, fixings, perimeter seal, lock adjustment and a check that the sash closes without being lifted by hand. Not included is a fire rating, structural lintels, or an internal timber lining. If the opening is a stair or a rated apartment entrance, this product stops and a fire doorset is specified instead. Glass in the UPVC door is part of the product and is not a separate frameless glass installation.

Questions about this door
Usually the drainage is blocked, the threshold is flat or back-falling, or the sash is not compressing the seal because the frame is out of square. More silicone across the slots makes it worse. The frame, the fall and the slots are checked before the sash is blamed.
Both are normal in the UAE. UPVC is a fair choice for many apartment balconies and needs less paint. Aluminium is the usual step up for larger villa openings, slimmer sightlines, and high floors where the profile is specified for wind. Neither replaces a fire door.
The sash and frame are made to size. They are not planed like timber. If the opening is smaller than the frame, the opening or the order size changes. Forcing a UPVC frame into a tight opening twists it and the lock fails.
Width and height, single or double, the glass, the colour, a new threshold against finished tile, and whether the old frame has to come out of a balcony slab. A like-for-like apartment balcony door is simpler than a villa pair with side lights.
All external profiles move in UAE sun. Dark and wood-grain finishes show heat more. The scope names the colour. We do not promise a showroom sample will look identical on a west-facing balcony after years of sun.
If the frame is square and the door still seals, a lock or keep replacement can be the whole visit. If the sash has dropped because the reinforcement or the hinges have gone, a lock alone will not hold. The survey says which one you have.
