Entrance door installation is the main leaf into a villa or the apartment door onto the corridor. Book it when that door is rotten at the threshold, will not lock, has dropped, or a new entrance needs a leaf and frame that meet the porch or corridor floor.
An apartment entrance door is often already a fire-rated or security door on the building drawings. It is not replaced with a decorative internal leaf. A villa entrance door is a weather door: threshold, closer or stay, and a lock that throws into a frame fixed back to the wall.
Villa entrances and apartment entrances
Villa doors are usually wider and taller than a bedroom leaf, sometimes a pair. The outside tile is often higher than the inside floor. The bottom of the door and the threshold are set to the higher finished level so the door does not drag and rain or wash-down does not run in.
Apartment entrance doors are planned with management. If the existing door is a certified set, the replacement has to match that rating and the hardware, including the closer. A multipoint lock only works if the frame is straight enough for every hook to throw.
Threshold and porch tile
The outside floor decides the bottom of the door. Cutting the leaf to the inside tile and ignoring the porch is how entrance doors scrape.
Lock, frame, wall
The frame is fixed into the structure, not only the plaster. A multipoint lock needs a frame that has not racked.
Included, and what this is not
Included is the entrance leaf and, when agreed, the frame, threshold, hinges or pivots, lock and a latch test from inside and outside. Not included is the garden gate, a sectional garage door, access-control wiring that belongs to the building, or treating a rated apartment door as ordinary joinery. If the building already has a card reader on the door, that hardware is reused or coordinated, not discarded.
- Villa main doors, including pairs where the opening allows
- Apartment entrance doors checked against the building requirement first
- Threshold set to the finished porch or corridor level
- Not a garden gate and not a garage sectional door
- Not a decorative swap for a certified stair or apartment fire door
Questions about this door
Only if building management agrees, and only with a leaf that meets what the corridor requires. Many UAE towers specify a fire-rated or security entrance door. A lighter internal door can fail an inspection and can be the wrong door if there is a fire in the corridor.
Size, a new frame, the threshold, a multipoint lock, making good around the opening, and any rating. A bedroom leaf in an existing lining does not need a weather threshold. An entrance door does, and the frame has to hold a heavier leaf without dropping on the latch.
A pivot suits a tall villa leaf when the head and floor can take the hardware and the swing has room. A hinge hangs on the frame. Pivots are the wrong choice when the floor build-up cannot take the closer or the leaf is a certified fire door that was tested on hinges. The survey says which the opening can accept.
On a multipoint lock, one hook may be throwing and the others missing because the frame has racked. Tightening the handle will not fix that. The frame is checked and the keeps are reset, or the frame is replaced if it cannot be brought back.
Weather seals and the threshold are part of an entrance scope when they are written in. Decorative stone architraves around a villa opening are included only when they are in the scope. We do not invent a stone surround that the facade does not already have.
A security door is specified for resistance to forced entry, often a steel leaf and a tested lock. An entrance door page is about the opening, the weather and the building rule. Some villa doors are both. If you need a tested security set, use the security door page so the scope does not stop at a standard timber entrance leaf.

Apartment entrance doors need the building rule. Villa doors need the porch level. Send both if you have them.
